A completed "Vacation Rental Agreement" is required within 24-hours to hold your reservation. The Rental Deposit is due upon receipt. Review and acceptance of the Beach House Boutique's Terms & Conditions, which is made part of this Rental Agreement, is required before a confirmation will be issued.
If you have paid by credit card, we will charge your card on file for the remaining balance 60 days prior to arrival. If you wish to make other payment arrangements, you will be required to contact us no later than 75 days prior to your reservation start date. You may also send checks to Beach House Boutique, PO Box 310, Bluffton, SC 29910.
ARRIVAL INSTRUCTIONS
The address, door code, and neighborhood gate code will be provided 48 hours prior to check-in.
If you do not receive your check-in instructions, it is because you have not filled out our contract. Once you do so, the instructions will be sent to the email on file.
Your door code only works from your check-in time to your check out time exactly. If you arrive 10 minutes early, your code will not work. There is nothing wrong with your code or the lock. This is how the locks work for the safety and security of our homes.
MAIL
We do not have access to the mailboxes at the properties; therefore, anything delivering via USPS will not be able to be retrieved.
CANCELLATION POLICY
To be eligible for a refund, you must cancel at minimum 60 days prior to check in.
In the event you, the Guest, needs to cancel your reservation and the reservation is applicable to a refund, the funds will be sent back to the you in the same manner they were received. All cancellations are subject to a $350 administrative fee. There are no exceptions.
Beach House Boutique does not issue refunds due to acts of nature such as: weather, road conditions, power outages, security, travel warnings, pandemics or political unrest. In the event the rental property is rendered unfit for occupancy or use, this Agreement may be terminated by Beach House Boutique Vacation Rentals and Guest will be provided a full or pro-rated refund for the time the rental property was not used.
INSURANCE
We strongly advise purchasing travel insurance to protect your vacation. Insurance options are available at the time of booking and some plans remain available until 30-days (thirty) prior to Arrival. Travel insurance is offered through a 3rd party company. We strongly advise you purchase the policy that works best for you.
BOOKING CHANNEL CANCELLATIONS
Airbnb Reservations: The policy is different so please refer to your documents from AIRBNB.
SUBLETTING
The rental property may not be sublet. Your reservation is not transferable to any other party.
AGE REQUIREMENT
Our customary policy is no reservations will be made to students or singles under the age of twenty-five. Parents must accompany their children under the age of twenty-five at all times. This policy includes reservations made by parents who do not check-in, and/or who leave overnight during the length of the stay. No Exceptions!
We require one parent for every four persons under the age of 25. Non-compliance with these rules and regulations will result in immediate eviction with no return of any and all funds paid. Any reservation obtained under false pretense will be subject to forfeiture of advance deposit payment and/or rental money, and the party will not be permitted to check-in. No underage drinking and/or partying allowed. Our rental properties are monitored for violations of this policy.
SMOKING
Smoking and vaping is strictly prohibited in all properties. We reserve the right to bill the credit card on file for violations of the policy.
NON-STAYING GUESTS
People other than those in the Guest party set forth may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit listed.
NOISE
Guests should not create excessive noise at a level that disturbs neighbors. Code-enforced neighborhood quiet hours are from 10:00 PM - 8:00 AM Music played inside may not be heard outside of the property with the doors and windows closed. At 10:00 PM, all guests not staying at the property need to depart from the premises.
PERSONAL LIABILITY
Our homes are privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting a reservation, it is agreed that all guests are expressly assuming the risk of any harm or death arising from their use of the premises or others whom they invite to use the premise.
BUNK BEDS
The top bunks have a weight limit of 150 lbs. Please abide by this as it is a huge safety hazard. Guests are responsible for the cost to repair/replace a broken or damaged bunk due to excessive weight.
PARKING
Parking is limited. Please see listing description. All vehicles must be in driveway and/or designated parking spaces, parking along roadways, and non-approved locations, including but not limited to, grass/lawns, beach paths, wooded areas, etc is prohibited. Vehicles in the street are subject to towing by the community association. We are not responsible if your car is towed. Additional cars will need to be parked off-site Motor homes, motorcycles, trailers, or boats are not allowed and will be towed and or fined.
CAR PASSES
**SeaPines vehicles are required to purchase a gate entry pass upon arrival at SeaPines. The passes are $9 per day/$20 per week and are subject to change by SeaPines at any time. They only accept cash.
**Palmetto Dunes vehicles are required to purchase a gate entry pass in advance. Each pass is $35 and subject to change by Palmetto Dunes at any time. If a pass is not ordered through Beach House Boutique in advance you will not be granted entry.
CHARCOAL GRILLS
Charcoal Grills are not allowed at any property per order of the Town of Hilton Head and the Town of Hilton Head Fire Department.
PETS
We have a select number of “pet-friendly” (dogs only) accommodations available, however, pre-approval at time of booking is necessary. A $350 fee will be added to your reservation in a pet-friendly property when you are bringing one dog. There is a maximum of (2) dogs per property, dogs must be 2yrs of age and dogs must be 60lbs or under. If pet related damages are found upon your departure, any costs for remedy will be assessed upon notification. If any dog is found on premise without advanced approval from agent, guests will be assessed a fee of $250 per night per pet of contracted rental agreement dates AND be asked to vacate the property without refund.
SOCIAL FUNCTIONS
Parties or social functions (i.e., reunions, receptions, etc.) with guests in attendance in numbers that exceed the stated maximum number of persons per rental are specifically prohibited in any rental property without previous written authorization from Beach House Boutique.
CONSTRUCTION
There are some homes under construction at Sandcastles by the Sea. We cannot predict construction plans in the area and therefore, cannot be held responsible for any inconvenience. No refunds can be given in the event of nearby construction.
HOUSEKEEPING
All homes are cleaned prior to your arrival. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, we do offer a mid-week clean for an additional fee if you would like one. Any excessive cleaning required during or after a guest's stay will be determined by the property manager and charged to the Guest's credit card on file.
GARBAGE
Any garbage must be stowed in the proper garbage or recycling receptacle, located under the front steps or on the side of the house. Please make sure trash bags are in the bins the evenings before pick up. Pick up days can be found in the house manual. Do not take the trash cans to the street!
POOL/SPA
Diving or jumping into the pool or Jacuzzi may result in head, neck, or spinal injuries. As the renter, you accept the risk of the pool and specifically agree that no minor will swim in the pool unaccompanied by an adult. Pool heat is offered year-round; however, pools cannot be heated if the temperature is below fifty-two (52) degrees or above eighty (80) degrees. The pool is cleaned weekly but doesn't take more than a half-hour. Please allow the pool service tech to do his job if he arrives when you are there. Community or condominium pools and/or Jacuzzi's are not controlled or maintained by Beach House Boutique; therefore, we cannot be held responsible for inconveniences resulting from the pool.
We have a few homes that use a gas heater; therefore, there is a fee to heat the pool. Pool heat is dependent on outdoor temps. If you are interested in adding pool heat it must be ordered and paid for at the time of booking.
Please note that the heating of the pool and spa cannot be guaranteed. While we make every effort to ensure that the pool and spa are heated to a comfortable temperature, there may be circumstances beyond our control that prevent this from happening. We regret to inform you that no refunds will be given for pool heating issues.
HOME EQUIPMENT
All properties are equipped for basic vacation needs. Linens are provided for the maximum number of guests stated for each home. This includes Comphy Sheets, pillowcases, sleeper sofa packs (as applicable), bath towels, hand towels and wash cloths. ** We do not supply sheets for cribs and/or pack n' plays.
Our kitchens come fully stocked with a variety of dishware, silverware, pots and pans, baking pans, Keurig coffee maker, and a traditional filter coffee maker.
All homes include a starter set of garbage bags, paper towels, toilet paper, tissue, dish, and clothing detergent as well as our signature Boutique Bathroom amenities bags, which include body wash, shampoo, conditioner, hand soap and MORE! Starter sets are meant to get you started! They typically last 1-2 days. It is the responsibility of the guest to purchase anything additional that is needed.
Most homes are equipped with 6 beach chairs minimum, a beach cart, and one beach towel for each Guest. This does not include condos and villas.
The pool of a private home is cleaned twice a week in the summer and once a week the remainder of the year. In the event of a storm prior to arrival or during your stay we will do our best to attend to the pool in a timely manner, however there is no guarantee on rescheduling pool cleans.
All homes are equipped for 24-hour check-in. You will be given a code to the front door keypad prior to arrival.
All homes have smart tv's and wireless internet.
INTERNET ACCESS
Privacy & terms usage for properties with internet access. Users/guests may not use the internet access contained in or around for malicious or unethical activity, including assessment of other people over the internet or that violate federal, provincial, or copyright laws. This act, in conjunction with the Digital Millennium Copyright Act. Any and all misuse that is reported will be dealt with swiftly. The Guest that is listed on the reservation is ultimately responsible for the guest's/family member's actions during the duration of their stay. All of our properties have internet access through their individual service providers. We do not, however, guarantee internet connectivity due to service being provided by an outside vendor, restrictions from personal computers, and several other factors that may lead to interruption of internet service. In the event the internet service is inoperable, we will do our best to troubleshoot over the phone, but if it requires further assistance, the Guest will be responsible for contacting the internet provider. No refunds will be given due to the loss of internet service.
EV CHARGING OUTLETS
EV charging outlets are available at select properties.
RATES
All rates are quoted by the week, except for “long -term” rates which are monthly. Rates are subject to change without notice. All properties have a minimum nights stay, please see listing description. Quoted or published rates do not include applicable taxes and fees. We reserve the right to correct rates that may have been misquoted due to human and/or computer error.
TAXES
Published nightly rental rates do not include South Carolina State and Hilton Head local taxes totaling 11%. South Carolina requires us to collect 8% of the rental and cleaning fee. The Town of Hilton Head requires us to collect 3% of the rental and cleaning fee.
PREPAYMENT
Reservations can be made up to one (1) year in advance; however, rates and properties are not guaranteed. Rates and properties are subject to change without notice. A minimum payment of fifty (50%) percent down per reservation is required at the time of booking the reservation. The advance payment is not a damage deposit. If you are paying by check, we will need to receive the payment within five days of reservation. 50% of the total rental amount and all applicable fees apply initially. The final balance is due 60 days prior to arrival on all reservations. Final balance payment may be made in the form of a personal check (if received by date payment is due), money order, debit or credit card. Or reservations made less than thirty (30) days prior to arrival, immediate payment in full is required by credit card (MasterCard, Visa, or Discover Card). PROPERTY DAMAGE
In order to provide our guests with the best vacation possible, we ask that all damages to the property upon arrival are reported to Beach House Boutique in writing. An active credit card is required to maintain the reservation and the integrity of the unit. By signing this Agreement you waive your right to dispute any charges that are made to your credit card regarding this policy.
NON-BILLING STIPULATIONS INCLUDE
No damage to the property or theft.
No violations of rental or association policies.
Rental is left in a neat and orderly condition.
All garbage is removed from the house (Bagged/Sealed) and pool areas.
Beach House Boutique will notify you of impending charges by email; however, we reserve the right to bill the credit card for violations to the policy.
ARRIVAL TIME
Check-in time varies by property, but no rental rate adjustments can be made due to the property not being ready by then. Arrival instructions will be provided one week prior to arrival.
PROPERTY AVAILABILITY
Beach House Boutique reserves the right to change, alter, or move renters to another property if necessary due to unforeseen circumstances. Beach House Boutique is not responsible for acts of Mother Nature, including weather, beach conditions, etc. Should a property become unavailable for guest use through the sale of the premises or other circumstances beyond the reasonable control of the rental Agent, the Agent may substitute with the best available, comparable accommodations for the same period.
MAINTENANCE
Beach House Boutique makes every attempt to make sure the home you have rented is in good working order when you arrive. Beach House Boutique reserves the right to perform maintenance or have an outside vendor perform maintenance at any time during the stay. Rental fees will not be refunded or reduced due to maintenance at the property rented or at neighboring properties due to construction. If you do encounter a maintenance problem in the home or villa, it will be handled in a timely and professional manner. Beach House Boutique is not responsible for resort amenities, such as scheduled or unscheduled pool and spa closures, etc. Rental rates will not be adjusted due to any malfunction of equipment.
DEPARTURE
Check-out time varies by the property. We DO NOT allow early check-in/late check-out. Your check out time is listed before you book, in your check-in instructions, in the tablet manual in the house and on a sign in the house. Any late check-outs not approved by our office are subject to a ½ day rental.
ITEMS LEFT BEHIND
We are not responsible for items left behind. There is a $35.00 recovery charge PLUS shipping expenses.
CHECK OUT INSTRUCTIONS
1 - Please DO NOT strip the beds. Our cleaning service will handle this. Please leave all dirty towels and washcloths inside the laundry room. We do ask you launder the beach towels only.
2 - Please empty all interior trashcans. Please take all trash to the outdoor trash areas.
3 - Please return beach/pool toys to the storage box.
4 - Please turn all lights, fans, and TVs off.
5 - Please lock all doors, including the door into the garage from the pool (if there is one), all sliding glass doors, and the front door.
6 - Please make sure thermostats are set at 74 so that they will not constantly run when you leave.
7- Please clean the grill if you have used it.
8- Please return all furniture to the original locations to avoid additional charges.
THEFT
We have a detailed inventory of all furniture, décor, electronics, linens, etc. as well as pictures and video of the entire home and will do an inventory check at the end of each stay. Please respect our property and do not attempt to leave with something that is not yours. We will gladly tell you where you can purchase particular items you may like in the home.
OWNERS CLOSET
All properties have interior locked closets that are off-limits to guests. Tampering with these doors, locks, and causing damage to them will result in a repair charge and charges for anything taken.

Beach House Boutique reserves the right to refund or refuse rental to anyone.
ACKNOWLEDGEMENT
I hereby apply for the accommodation and warrant that I/we have read, understand, and agree to the terms and conditions of this application, and I/we agree to abide by homeowners/agents/association restrictions on the use of the said property. I further understand and represent that I/we are executing this application on behalf of all parties named on the guest list.
Per this Agreement, it is hereby agreed that unpaid rent, excessive cleaning, damage, lost keys, or lock-outs may be charged.
I agree that this is a legally binding document, and I have read all terms and conditions in this document.
