Rental Policy

AGE REQUIREMENT: Our customary policy is no reservations will be made to students or singles under the age of twenty-five. Parents must accompany their children under the age of twenty-five at all times. This policy includes reservations made by parents who do not check-in, and/or who leave overnight during the length of the stay. NO EXCEPTIONS! We require one parent for every four persons under the age of 25. Non-compliance of these rules and regulations will result in immediate eviction with no return of any and all funds paid.  Any reservation obtained under false pretense will be subject to forfeiture of advance deposit payment and/or rental money and the party will not be permitted to check in. No underage drinking and/or partying allowed. Our rental properties are monitored for violations of this policy.

SMOKING: Smoking is strictly prohibited in all properties. We reserve the right to bill the credit card on file for violations to the policy.

NON-STAYING GUESTS: People other than those in the guest party set forth may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit listed.

NOISE: Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m. Music played inside may not be heard outside of the property with the doors and windows closed. At 10:00 P.M., all guests not staying at the property need to depart from the premises.

PERSONAL LIABILITY: Our homes are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting a reservation, it is agreed that all guests are expressly assuming the risk of any harm or death arising from their use of the premises or others whom they invite to use the premise.   

PARKING:  Parking is limited to 5 vehicle(s). Vehicles are to be parked in designated parking areas. Motor homes, motorcycles, trailers or boats are not allowed without written permission.

CHARCOAL GRILLS: Charcoal Grills are not allowed at any property per order of the Town of Hilton Head and the Town of Hilton Head Fire Department.

PETS: Pets not allowed unless the property details and contract specifically state so. A pet fee will apply. Beach House Boutique reserves the right to immediately cancel the reservation for any property where a pet is found.

SOCIAL FUNCTIONS: Parties or social functions (i.e. reunions, receptions, etc.) with guests in attendance in numbers which exceed the stated maximum number of persons per rental are specifically prohibited in any rental property without previous written authorization from Beach House Boutique.

CONSTRUCTION: We cannot predict construction plans in the area and therefore cannot be held responsible for any inconvenience. No refunds can be given in the event of nearby construction.

HOUSEKEEPING: All homes are cleaned prior to your arrival. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, we do offer a mid-week clean for an additional fee if you would like one.

GARBAGE: Any garbage must be stowed in the proper garbage or recycling receptacle, located under the front steps oor on the side of the house. Please make sure trash bags are in the bins the evenings before pick up. Pick up days can be found in the house manual.

POOL: Diving or jumping into the pool or Jacuzzi may result in head, neck, or spinal injuries. As the renter, you accept the risk of the pool and specifically agree that no minor will swim in the pool unaccompanied by an adult. Pool heat is offered year round however, pools cannot be heated if the temperature is below fifty two (52) degrees or above eighty (80) degrees. Community or condominium pools and/or Jacuzzi’s are not controlled or maintained by Beach House Boutique therefore we cannot be held responsible for inconveniences resulting from the pool. The pool is cleaned weekly but doesn’t take more than a half hour. Please allow the pool service tech to do his job if he arrives when you are there.

HOME EQUIPMENT:

  • All properties are equipped for basic vacation needs. Linens are provided for the maximum number of guests stated for each home. Our kitchens come fully stocked with a variety of pots and pans, crock pot, griddle, baking pans, keurig coffee maker and a traditional filter coffee maker.
  • All homes include a starter set of garbage bags, paper towels, toilet paper, tissue, dish and clothes detergent as well as our signature Boutique Bathroom amenities bags which include body wash shampoo, conditioner, hand soap and face soap.
  • Each home is equipped with beach chairs, a beach cart, and 1 beach towel for each guest.
  • The pool of a private home is cleaned twice a week in the summer and once a week the remainder of the year.
  • Telephones are provided. Local calls are free.
  • All homes are equipped for 24 hour check in except in Sea Pines where you need to pick up a gate pass between 7am and 11pm. You will be given a code to the front door keypad prior to arrival.

INTERNET ACCESS: Privacy & terms usage for properties with internet access. Users/guests may not use the internet access contained in or around Forever Vacation Rentals for malicious or unethical activity; including assessment of other people over the internet or that violate federal, provincial, or copyright laws. This act in conjunction with the Digital Millennium Copyright Act. Any and all misuse that is reported will be dealt with swiftly. The guest that is listed on the reservation is ultimately responsible for the guest’s/family member’s actions during the duration of their stay. All of our properties have internet access through their individual service providers. We do not, however, guarantee internet connectivity due to service being provided by an outside vendor, restrictions from personal computers, and several other factors that may lead to interruption of internet service. In the event the internet service is inoperable, we will do our best to troubleshoot over the phone but if it requires further assistance, the guest will be responsible for contacting the internet provider. No refunds will be given due to loss of internet service.

RATES:  Published rental rates are subject to change without notice. We reserve the right to correct rates that may have been misquoted due to human and/or computer error.

TAXES: Published  rental rates do not include South Carolina State and Hilton Head local taxes totaling 10%. South Carolina requires us to collect 7% of the rental and cleaning fee. The Town of Hilton Head requires us to collect 3% of the rental and cleaning fee.

PREPAYMENT: Reservations can be made up to one (1) year in advance, however rates and properties are not guaranteed. Rates and properties are subject to change without notice. A minimum payment of fifty (50%) percent down per reservation is required at the time of booking the reservation. The advance payment is not a damage deposit. If you are paying by check, we will need to receive the payment within 5 days of reservation. 50% of the total rental amount and all applicable fees apply initially. The final balance is due 60 days prior to arrival on all reservations. Final balance payment may be made in the form of personal check (if received by date payment is due), money order, debit or credit card. or reservations made less than thirty (30) days prior to arrival, immediate payment in full is required by credit card (MasterCard, Visa, or Discover Card). PEACE OF MIND PROTECTION PLAN

(Limited Damage Protection) TERMS OF PROTECTION: As a Guest (the person registered and all persons occupying the same rental unit) you are required to purchase the Peace of Mind Protection Plan while staying at a Beach House Boutique Rental property. The Peace of Mind Plan is subject to the conditions, terms, and the administrative procedures listed below. The maximum amount that the Plan will cover is $1,500 per stay.

CONDITIONS: The Peace of Mind Protection Plan has certain conditions. The Plan will not include liability for damage or theft resulting from:

Acts of God

Intentional acts of a guest.

Gross negligence or willful and wanton conduct.

Any cause, if the Covered Guest does not report the damage to  the Beach House Boutique staff.

Normal wear and tear.

PROPERTY DAMAGE

In order to provide our guests with the best vacation possible, we ask that all damages to the property upon arrival are reported to Beach House Boutique in writing. An active credit card is required to maintain the reservation and the integrity of the unit. By signing this agreement you waive your right to dispute any charges that are made to your credit card regarding this policy.

Non-billing stipulations include:

  • No damage to the property or theft.
  •  No violations of rental or association policies.
  •  Rental is left in a neat and orderly condition.
  • All garbage is removed from the house (Bagged/Sealed) and pool areas and all keys and garage door openers remain in the house.

Forever Vacation Rentals will notify you of impending charges by email; however, we reserve the right to bill the credit card for violations to the policy.

CANCELLATION POLICY:

For direct and VRBO Reservations: You must cancel 60 days prior to check in for a full refund. If the cancellation is between 30 and 59 days you will receive a 50 percent refund. Cancellations less than 30 days will NOT be refunded. We highly suggest you purchase our vacation rental insurance. You will receive an email with directions on how to do so after booking.

AIRBNB Cancellation policy: The policy is different so please refer to your documents from them. Guests can cancel at least 60 days before check-in and get a 50% refund of the nightly rate and the cleaning fee, but the AIRBNB service fee is not refundable. We highly suggest you purchase our vacation rental insurance. You will receive an email with directions on how to do so after booking.

SUBLETTING: The rental property may not be sublet. Your reservation is not transferable to any other party.

STORMS: 

  • If there is a storm or hurricane, no refunds will be given unless:
  • The state or local authorities order mandatory evacuations in a “Tropical Storm/Hurricane Warning area” prior to arrival.
  • The day that the authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area, we will refund:
    • Any unused portion of rent from a guest currently registered;
    • Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
    • Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.

ARRIVAL: Check-in time is 4:00 or 5:00 PM ( varies by property),  but no rental rate adjustments can be made due to the property not being ready by then. Very often our properties are available earlier than 4:00 PM. Please contact us on your arrival day to determine if early check in can be accommodated. Arrival instructions will be provided upon receipt of final payment and signed Terms and Conditions document.

PROPERTY AVAILABILITY:   Beach House Boutique reserves the right to change, alter or move renters to another property if necessary due to unforeseen circumstances. Beach House Boutique is not responsible for acts of Mother Nature, including weather, beach conditions, etc. Should a property become unavailable for guest use through the sale of the premises or other circumstances beyond the reasonable control of the rental agent, the agent may substitute with the best available, comparable accommodations for the same period.

MAINTENANCE: Beach House Boutique makes every attempt to make sure the home you have rented is in good working order when you arrive. Beach House Boutique reserves the right to perform maintenance or have an outside vendor perform maintenance at any time during the stay. Rental fees will not be refunded or reduced due to maintenance at the property rented or at neighboring properties due to construction. If you do encounter a maintenance problem in the home or villa, it will be handled in a timely and professional manner. Beach House Boutique. is not responsible for resort amenities, such as scheduled or unscheduled pool and spa closures, etc. Rental rates will not be adjusted due to any malfunction of equipment.

DEPARTURE: Check out time is between 9:00AM and 10:00 AM depending on the property. Any late check outs not approved by our office are subject to an a ½ days rental. A late check-out option can be purchased if available.

**We are not responsible for items left behind. There is a $35.00 recovery charge.**

CHECK OUT INSTRUCTIONS:

  • Please DO NOT strip the beds. Our cleaning service will handle this. Please leave all dirty towels and wash cloths inside the laundry room.
  • Please empty all bathroom trashcans.
  • Please return beach/pool toys to the storage box.
  • Please turn all lights, fans and TVs off.
  • Please lock all doors including the door into the garage from the pool (if there is one),  all sliding glass doors and front door.
  • Please make sure thermostats are not set so that they will run constantly when you leave.

THEFT: We have a detailed inventory of all furniture, décor, electronics, DVD’S linens etc. as well as pictures and video of the entire home and will do an inventory check at the end of each stay. Please respect our property and do not attempt to leave with something that is not yours. We will gladly tell you where you can purchase particular items you may like in the home.

OWNERS CLOSET: All properties have interior locked closets that are off limits to guests.

I UNDERSTAND AND AGREE TO THE ABOVE TERMS AND CONDITIONS. Guest (to include guest invitees) further agrees to indemnify and save Agent, its employees and property owners, free and harmless from any claim or liability for any loss or damage whatsoever including but not limited to personal injury or damage/loss of property, arising from, related to, or in connection with the rental of the above premises or any rental equipment ordered through Beach House Boutique. Beach House Boutique reserves the right to refund or refuse rental to anyone.
